Instead, landowners often prefer a more old-fashioned approach, placing a simple advertisement in their windows with a phone number. To find prime properties, I found myself driving around, calling numbers from these signs, and getting a firsthand sense of the market.

This method gave me invaluable insights into the Batumi real estate scene. It showed me that while the land market in Batumi is growing fast, there is a great deal of variance in pricing, even within the same area.

I started my search in areas close to Batumi’s New Boulevard, a highly developed and bustling part of the city that’s popular with both tourists and investors. This area is particularly strategic due to its proximity to the airport, the city center, and the sea.

During my exploration, I discovered a wide range of prices for land in Batumi. In prime locations near the main road from the airport to New Boulevard, prices per square meter ranged from $350 to $400. However, as I moved slightly away from the main streets and into less trafficked areas, prices dropped significantly, ranging from $150 to $300 per square meter.

For example, one plot I found was 5,000 square meters and priced at $400 per square meter, making it a multi-million-dollar investment. However, just a short distance away, I found another similar plot priced at only $150 per square meter. This highlights the importance of exploring different locations and understanding the market dynamics before making a decision.

4. Gonio and Kvariati: Quieter, Strategic Locations

To broaden my search, I ventured beyond the city limits into Gonio and Kvariati, two areas known for their peaceful atmosphere and tourist appeal. These areas are about 10-13 kilometers from Batumi and are popular with those who prefer a quieter setting away from the hustle and bustle of the city.

The land here is often used for building hotels, as the area is less crowded but still attracts a steady stream of tourists. I found some intriguing investment opportunities, including a 250 square meter plot right by the sea, priced at just $250 per square meter. Finding such small, affordable plots in prime locations is rare, as many properties in this area are sold in much larger sizes, often making them unaffordable for smaller investors.

5. Challenges: Prices and Availability

While the land market in Batumi offers great potential, there are challenges. The availability of smaller plots is limited, with many properties being sold in large chunks, often 1,000 square meters or more. Additionally, prices can vary drastically based on location and proximity to the sea, with some plots fetching as much as $600 to $700 per square meter, particularly in highly desirable areas.
